Sutton Kersh Surpasses £30.6m in 2025 Sales Despite Cooling Property Market

Liverpool-based auction house Sutton Kersh has achieved over £30.6 million in property sales so far this year, successfully selling 292 Lots, defying wider concerns over falling house prices and declining demand.

In their latest auction this month, the team recorded sales exceeding £6.85 million, a strong performance given the current economic climate. While bidding was more cautious compared to previous auctions—with fewer bidding wars and slower decision-making—many properties still sold at or above their guide prices.

Commenting on the results, Cathy Holt, Associate Director of Sutton Kersh Auctions, said:
“We were really pleased with our results. There’s a little bit more normality returning to the property industry since the COVID-driven surge in property prices. With less hiked up or over-exaggerated prices, the market should attract more buyers and investors. The remainder of the year will certainly be an interesting one to keep an eye on.”

Among the highlights of the latest auction:

  • Lot 60 – A prominent redevelopment opportunity on County Road, L4, comprising three interconnected retail units, two floors of accommodation above, and land to the side. It drew significant interest, selling for £350,000 against a guide of £275,000.
  • Lot 52 – A vacant 4-bedroom residential property in Halewood, in need of refurbishment, sold for £170,000 after being listed with a guide of £135,000.
  • A popular residential Lot in Seaforth, another four-bed in need of renovation, was seen as a solid investment with a potential rental yield of approximately £11,400 per year.

Sutton Kersh’s next auction is scheduled for 11 September, and with market conditions shifting, it promises to be one to watch.
