Sutton Kersh Auction Smashes £5 Million at First Sale of the Year
The Liverpool property market has always been one of interest due to the multiple developments and investment opportunities the city presents. Areas of interest still remain to be North Liverpool in and around Anfield in particular, South Liverpool suburbs and the City centre.
This month Sutton Kersh held their first auction of the year which saw them sell just over £5 million pounds worth of property. A lot of properties sold for well above their guide prices and made an exciting watch as the bidders saw themselves embroiled in multiple bidding wars!
A few Lots that gained an exceptional interest were:
- A one bed City centre apartment on Rumford Street, that only really needed minor cosmetic works, had a guide price of £40k and sold for £73k.
- A 3 bed house on the popular Mather Avenue in the suburb of South Liverpool was in need of a full refurb, sold for £42k over its guide price of £135k
The auction also had many stereotypical doer upper style properties like the 4 bed mid terraced house on Douglas Road in L4. This residential investment property was in need of a full refurb and modernisation. Once the works are completed the property has a potential to bring in around £12,000 per annum. This was listed with a guide of £80k and sold for £54k over it.
However the stand out Lot had to be the 4 bed, 3 storey on Langton Road, it had a guide price of £90,000 and after a very lengthy and intense bidding war it sold for £158,000, a whopping £68,000 over! The potential rental income is approx. £12,000 per annum making it a great investment property.
“The first auction of the year is always a good indication of how things will go for the rest of the year, sales and interest were strong and it looks like buyers are still looking for those occupation ready and residential investment properties, and we are looking forward to our April one.” comments Cathy Holt.
Sutton Kersh Auctions has already started taking instructions for their April auction and have got a few city centre apartments and investment opportunities available, to view the list so far visit suttonkersh.co.uk.
